Offset account calculator
What holding a balance in an offset account saves you. The repayment doesn't change — the split between interest and principal does, so the loan clears sooner.

This assumes the balance stays constant. A real offset moves with your pay cycle and spending, so treat this as the upper end of what an offset would do for you.
An offset is not the same as making extra repayments. The money stays accessible — which is the point — and the tax treatment differs if the property later becomes an investment.
The same repayment, a shorter loan
The repayment is identical on both lines. All the offset does is change how much of each one goes to interest — and that is enough to bring the finish line forward.
A calculator can only tell you so much
These figures use general assumptions. What you can actually borrow depends on which lender you go to and how they assess your income — and that varies more than most people expect.
