    We talk about what you want to do, where you are financially, and what your options actually look like. Free, and you are not committing to anything.

  2. A proper assessment

    I look at your income, expenses, debts and deposit, and work out realistically what lenders will and will not accept. If the answer is "not yet", you will hear that — along with what to change.

  3. Finding the right fit

    I compare products across my lender panel against your situation. You get the reasoning, not just a recommendation, so you can push back on it.

  4. Application and approval

    I prepare and submit the application, deal with the lender, and chase what needs chasing. You get updates without having to ask for them.

  5. Settlement and after

    I coordinate with your conveyancer through to settlement. After that I stay in touch — a loan that suited you in year one may not in year four.

What to bring

You don’t need any of this for a first conversation — that one is just talking. But when it comes time to actually assess your position properly, this is the list.

Please don’t email these documents or send them through the website form. Email isn’t a secure channel. Once we’re working together I’ll show you how to send them safely.

  • Photo identification — driver licence or passport
  • Recent payslips, usually the last two or three
  • Your most recent tax return and notice of assessment
  • Bank statements for your everyday and savings accounts
  • Details of any loans, credit cards or buy-now-pay-later accounts
  • For self-employed: two years of business financials and tax returns
  • For a refinance: your current loan statements

Common questions

How long does the whole process take?

For an established purchase, a few weeks from first conversation to formal approval is typical, then settlement on whatever date the contract specifies. For house and land in a new estate, the timeline is measured in months or years because it depends on when the land titles — which is why that situation needs managing rather than just waiting out.

What does it cost me?

In most residential lending, nothing. Brokers are generally paid a commission by the lender once a loan settles, and it does not increase the rate or fees you pay. If a fee were payable in your circumstances, you would be told what it is and why, in writing, before being committed to anything.

Do I have to go ahead once I have started?

No. You can stop at any point. Nothing is submitted to a lender and no credit assessment is performed without your explicit consent.

Will you check my credit file?

Only with your consent, and generally not at the first conversation. We can discuss your situation and run realistic numbers well before that point. Formal applications to lenders do appear on your credit file, which is a good reason to assess properly before anything is submitted.

What if I have already been declined somewhere?

That is a common starting point and not a dead end. Lender policies differ enormously — particularly on self-employed income, casual and contract work, shift allowances, and past credit issues. A decline from one lender is that lender’s policy, not a verdict on you. It does help to know what happened and why.
