Greenvale’s median prices are the highest of any suburb covered here, and that changes the arithmetic of buying here. Stamp duty relief, lenders mortgage insurance and borrowing capacity all work differently at this price point than they do a few suburbs north.

Where Greenvale sits
Greenvale is about 20km north of the CBD in the City of Hume, beside Roxburgh Park and to the south of Mickleham. It has long-established streets as well as newer estates, and land still sells here — at a higher price than elsewhere in the corridor, as the figures below show.
The price point changes the maths
First home buyer support is most generous at lower prices. At Greenvale’s median, three things work differently.
Stamp duty. Victoria’s first home buyer duty relief applies only below a value threshold set by the State Revenue Office. At the Greenvale median a first home buyer is above it, so the duty is the same as anyone else pays — the two duty figures below match for that reason. Borrowing capacity. A larger loan means a larger repayment at the lender’s assessment rate, which sits around three percentage points above the actual rate. For many buyers that makes it a two-income loan, and it means credit card limits, car loans and buy-now-pay-later accounts weigh more heavily than people expect. Moving up to Greenvale

Do first home buyers get the stamp duty concession in Greenvale?
It depends entirely on the price. Victorian first home buyer duty relief applies only up to a value threshold set by the State Revenue Office, and at the Greenvale median a buyer is above it — which is why the two duty figures below are the same. Is it worth paying LMI to buy in Greenvale sooner?
Sometimes. LMI is charged on the loan, so at Greenvale prices it is a larger dollar amount than further north for the same deposit percentage. Against that, saving a 20% deposit at this price takes a long time, and prices can move while you save. It is a trade-off worth running both ways — and if you work in one of the occupations some lenders recognise, an LMI waiver may remove the cost altogether.
