Beveridge is where Melbourne’s northern corridor crosses into Mitchell Shire. Much of what sells here is new estate land, at a lower price than the estates just to the south — and the finance questions are the corridor’s familiar ones: long waits, construction loans and approvals that expire.

Where Beveridge sits
Beveridge is about 40km north of the CBD, just north of Kalkallo and Donnybrook along the Hume Freeway, and it is the first suburb of the corridor that sits in Mitchell Shire rather than the City of Hume.
That boundary matters less than people expect. It changes your council rates and who handles planning. It does not change your loan, your stamp duty or your eligibility for any first home buyer support — those are set by the state and the Commonwealth and apply the same way here as in Mickleham.
What does set Beveridge apart is price. Both the house and the land medians below sit under those of Kalkallo and Donnybrook, immediately to the south.
Buying land and building
Land sells here in volume alongside completed homes — the sales figures below show both. For land buyers, the process is the corridor’s standard one, and so are the risks:
- The land contract is signed long before titling. Twelve to twenty-four months is common, and the date can move
- Your approval will expire before then. You are reassessed close to settlement, against your income, commitments and the lender’s policy at that point
- The build is funded in stages. Interest only on what has been drawn, rising at each stage while you are still paying rent

Valuations at the edge of the corridor
A lender lends against its own valuation, not your contract price. In a new estate, the comparable sales a valuer can draw on are often recent, few in number, and mostly from the same developer — and on the outer edge of the corridor, there are fewer established sales nearby to anchor them.
If the valuation comes in under the contract price, the gap has to come from you. That is not a reason to avoid Beveridge, but it is a reason to have some buffer, and to know that different lenders use different valuers and can reach different figures on the same property. Lender choice matters more here than in an established suburb.

The lower price point helps on every front at once:
- Stamp duty. Victorian first home buyer relief depends on the property value, and on a land-and-build contract duty is generally charged on the land rather than the finished home. The duty figures below show the position at the Beveridge median
- The First Home Owner Grant applies to new homes — building, or buying a home no one has lived in. Current amounts and value caps are set by the State Revenue Office, so confirm before budgeting around it

Beveridge at the 2021 Census
When the 2021 Census counted Beveridge, 4,642 people lived there. The suburb has grown considerably since, so read what follows as a picture of who was living and buying here in 2021 — not a measure of Beveridge now.

Common questions
Does Beveridge being in Mitchell Shire change anything for my loan?
Not for the loan itself. Lenders assess your income, your commitments and the property, not the council. Stamp duty, the First Home Owner Grant and the federal guarantee schemes are state and Commonwealth programs and apply the same way on either side of the shire boundary. What the council does affect is rates, planning and some local charges — worth knowing for your budget, not for your approval.
How long will my Beveridge land take to title?
It depends on the estate and the stage, and the developer’s indicative date is an estimate rather than a commitment. Twelve to twenty-four months is common across the corridor. Because a loan approval lasts three to six months, plan on being reassessed closer to titling rather than relying on an approval you obtained when you signed.
Is a lower land price in Beveridge the whole story?
It is a real saving, but count the full cost. The build contract is usually similar wherever the land is, and the extras the contract leaves out — driveway, landscaping, fencing, floor and window coverings — cost the same in Beveridge as in Kalkallo.
