This Credit Guide is provided by Onur-Kagan Sezgin, trading as The Loan Investigator. It explains who we are, the services we provide, how we are paid, and what you can do if you are not happy with our service.

We are authorised to provide credit assistance as a credit representative of Broker ACL Pty Ltd. This means we act under their Australian Credit Licence and they are responsible for the credit services we provide to you.
Our duty to act in your best interests
As a mortgage broker we have a legal obligation, known as the best interests duty, to act in your best interests when providing credit assistance. Where there is a conflict between your interests and ours, we must give priority to yours.
In practice this means:
- We gather enough information about your circumstances, requirements and objectives to understand what you actually need.
- We consider a range of products and lenders available to us, rather than defaulting to one.
- We do not recommend a product simply because it pays us more, or because it is easier for us to arrange.
- We explain the reasons behind any recommendation we make.

Which lenders are appropriate for you depends on your situation, and is determined after a full assessment of your needs and objectives.

How we are paid
Commission from lenders
We are generally paid a commission by the lender if your loan settles. This is paid by the lender, not by you, and does not increase the interest rate or fees you pay. Commission is usually made up of two parts:
- Upfront commission — a one-off payment calculated as a percentage of the loan amount, paid after settlement.
- Trail commission — an ongoing payment calculated as a percentage of the outstanding loan balance, paid monthly for as long as the loan remains open.
Commission rates vary between lenders. Before you enter into a credit contract, we will give you a written quote and proposal disclosing the specific commission we expect to receive in relation to your loan. You can ask us about commission at any point.
Fees you may pay us
The Loan Investigator does not charge you a fee for our credit assistance in most residential lending matters. If a fee is payable in your circumstances, we will tell you what it is, why it applies, and when it is payable, in writing and before you are committed to anything.
Referrals
If someone refers you to us, we may pay them a referral fee or commission. If we refer you to another professional, such as a conveyancer, accountant or financial adviser, we may receive a referral fee. Any such arrangement relevant to you will be disclosed to you.
Documents you will receive
- This Credit Guide — who we are and how we operate.
- A Credit Proposal Disclosure — the specific loan we propose, the costs involved, and the commission we expect to receive.
- A Preliminary Assessment — our assessment of whether the loan is not unsuitable for you. You may request a copy free of charge, up to seven years after we provide credit assistance.
If you have a complaint
We would rather hear about a problem than not. If something has gone wrong, please tell us first — most issues are resolved quickly once we know about them.
Step 1 — Contact us directly
Call 0493 348 998 or email[email protected]. We will acknowledge your complaint promptly and aim to resolve it within 30 days.
Step 2 — Contact our licensee
If you are not satisfied with our response, you can raise the matter with Broker ACL Pty Ltd, who holds the Australian Credit Licence we operate under.
Step 3 — Contact AFCA
If your complaint is still not resolved to your satisfaction, you can take it to the Australian Financial Complaints Authority(AFCA). AFCA provides free, independent dispute resolution for consumers. Our AFCA membership number is 111583.
